Today’s social housing tenders highlight major refurbishment, retrofit and compliance programmes across the UK.

Opening with a major pre-market opportunity, Leicester City Council is seeking supplier engagement for its £25m Kitchen & Bathroom Refurbishment and Associated Works programme. Set over 24 months, this procurement will cover supply-and-fit refurbishments across its housing stock, delivered in partnership with internal teams. With multiple lots spanning areas such as Beaumont Leys, Central, Braunstone and Humberstone, this contract is positioned as a significant framework to upgrade core housing assets and ensure long-term housing quality.

Turning to energy efficiency, Two Rivers Housing has issued a £12.48m PIN for Retrofit Works, running over 48 months. This programme is aimed at improving existing housing stock by upgrading fabric, heating, and ventilation systems, fully aligned with PAS 2035 compliance. By reducing carbon emissions and enhancing resident comfort, this procurement sets a clear standard for sustainability-driven frameworks within the sector. In addition, it has also released a £4m PIN for its Externals Work Programme, with a 60-month tenure. The scope includes essential maintenance such as roofing, external walls, repointing, fencing, and external decorations. 

On the compliance front, CURO has published a £3m Active Fire Safety Works contract covering inspections, maintenance, and remedial works across fire alarms, emergency lighting, AOVs, and misting systems. Running for 36 months with possible extensions, this tender represents a significant procurement opportunity for contractors delivering fire safety services to social housing providers under strict regulatory frameworks.

Adding to this focus, Chelmer Housing Partnership has launched a £2.39m contract for Fire Safety Equipment Servicing and Maintenance across 420 blocks, including sheltered schemes and high-rise buildings. Set over 60 months, the scope covers regular servicing of alarms, extinguishers, hydrants, and dampers, with an option to extend for a further two years. 

Meanwhile in Scotland, The Highland Council has issued a £480k PIN for Fire Suppression Systems inspection, servicing, and repairs. While at early market engagement stage, the contract will require LPCB 1048-accredited suppliers and reflects the council’s commitment to robust fire suppression compliance across business units and associated buildings.

On the development side, Essex County Council has released a £11.66m contract notice for Phase 3 of the Lexden Gardens scheme at the former Essex County Hospital site. With a 19-month tenure, works will deliver 29 new homes through refurbishment, alteration, and new-build construction, including associated external works. 

Finally, Bournemouth, Christchurch and Poole Council has advertised a £1.8m Scaffolding Works Framework, spanning 48 months. Split into commercial/site housing and domestic lots, the framework will cover scaffolding for housing, schools, offices, historic sites, and seafront structures.
