UK social housing procurement opportunities continue to expand, with multi-billion-pound strategic partnership, vital energy upgrades, and compliance-driven frameworks shaping today’s tender landscape.

Setting the pace at the top of the market, Lewisham London Borough is seeking a Strategic Partner through a £1.85bn agreement running for 120 months. This long-term procurement will support the council’s development pipeline, enabling delivery of key housing sites aligned with its objectives and vision. The strategic partnership aims to drive regeneration while ensuring robust collaboration between the authority and the appointed partner.

In Scotland, Southside Housing Association Ltd. is tendering a 12-month project focused on Electrical and Hot Water System Upgrades. This opportunity will deliver modern electric storage heaters across up to 224 homes, replacing outdated infrastructure and improving energy efficiency across the housing stock.

Turning to compliance frameworks, the National Housing Maintenance Forum (NHMF) has issued a £280m preliminary market engagement notice for Security, Access and Life Support and Safety Systems. Covering a 48-month term, this major framework will span CCTV, access control, telecare, fire safety, and compliance services across UK public sector buildings, providing a flexible procurement route for contracting authorities nationwide.

Also on the pipeline front, Riverside has flagged an upcoming 12-month procurement for the replacement of two passenger lifts at Kelson House in Greater London. The works will deliver firefighting-enabled traction lifts to enhance safety and accessibility for residents.

Choice in Northern Ireland is progressing multiple opportunities, beginning with a £4.9m contract for Greater Belfast Area Land Design and Build. Over 18 months, developers will provide land, design, and construction services to support new social housing supply under the Social Housing Development Programme. Alongside this, it is also procuring a £3m Draperstown Land Design and Build contract over 24 months, seeking competitive land and development solutions in line with housing standards and compliance requirements.

South Oxfordshire District Council is advancing its sustainability goals with a £2.5m procurement for the Design & Construction of nine Residential Units to Passivhaus standards. Running for 10 months, the project includes EnerPHit refurbishment, landscaping, and drainage works, ensuring highly efficient and future-ready housing provision.

Meanwhile, Exeter City Council has set out plans to address incomplete Laing Easiform Homes through a £1.5m planned procurement notice. With a 7-month tenure, this redevelopment will focus on demolition and rebuilding works to resolve structural deterioration and deliver modernised homes within the council’s wider regeneration programme.

Rounding out the day’s tenders, Adra in Wales is tendering for Re-Roofing, External Wall Insulation (EWI), and associated external works at Hirael – Phase 2. The project, which incorporates community benefit obligations, will ensure both housing quality improvements and wider social value outcomes through local economic support and compliance-driven delivery.
