Contract Tenders: 01/10/2025

Today’s procurement landscape in UK social housing is marked by a powerful mix of major frameworks, essential maintenance contracts, and forward-looking pipeline notices, offering contractors a wide spread of opportunities across regions.

Kicking off with a significant opportunity, Radius Housing has launched a £64m Planned Maintenance Contractor Framework in Northern Ireland over 24 months. The framework covers cyclical works such as kitchen and bathroom replacements, window upgrades, adaptations, and minor internal alterations, alongside larger multi-element improvements across housing stock. With two distinct lots for cyclical works and major refurbishments, this procurement sets the tone for a competitive and highly valued programme of social housing investment.

Shaping energy compliance, the Vale of Glamorgan Council is tendering a £2.5m Heating Installation, Servicing and Maintenance Framework over 36 months. This single-supplier framework includes annual servicing, heating and hot water system upkeep, landlord safety certification, and on-site representation, covering gas, LPG, oil, solid fuel, and heat pump systems.

On a much larger scale, Hampshire County Council is bringing forward a £250m Term Maintenance Contract (Engineering & Building Fabric) across the South East with a 60-month tenure. This contract will deliver planned and reactive maintenance across a vast public estate including schools, care homes, libraries, waste facilities, and heritage assets.

Grounds services are also in focus, with Hafod Housing Association setting out a £5.24m Grounds Maintenance contract in Wales for an initial 24 months. Covering multiple local authority areas including Cardiff, Bridgend, Newport, and Rhondda Cynon Taf, the contract will be split into lots for regional delivery.

Pipeline activity is gathering momentum at Paradigm Housing Group, which has announced several upcoming procurement notices across East Anglia, Greater London, and the South East. These include £6.67m for General Building Works, £3m for General Building Services, and £2.35m for UPVC Windows & Doors. Each 36-month pipeline notice highlights Paradigm’s intent to maintain and improve its housing stock through construction, repair, and component replacement programmes.

Closing the day’s update, Redditch Borough Council has released a £2.4m Roofing Works Contract over 36 months in the West Midlands. This contract will focus on upgrading and maintaining roofing systems across its housing stock.
