The UK social housing market is driving forward with new frameworks, live contracts, and early-stage procurement pipelines unlocking billions for planned works and capital investment.

Kicking off with a major framework, Radius Housing has announced its Planned Maintenance Contractor Framework in Northern Ireland, valued at £64m over 24 months. This procurement opportunity covers both cyclical maintenance and large-scale multi-element improvements, spanning kitchens, bathrooms, windows, extensions, disability adaptations, and significant refurbishment schemes. The framework is structured across two lots, giving contractors flexibility to bid for cyclical minor works or complex multi-unit refurbishments, making it one of the most significant housing maintenance frameworks currently on the market.

Shaping up next, EastendHomes Ltd. is engaging the market for its Repairs, Maintenance and Capital Works programme in Greater London, worth £30m over a 60-month term. While still at the preliminary engagement stage, this procurement signals a major pipeline for responsive repairs, planned maintenance, and capital investment in housing stock. Contractors are invited to contribute feedback on delivery models, giving them a head start ahead of the formal contract launch.

Another key opportunity arrives in the West Midlands, where Dudley Metropolitan Borough Council is tendering its Disability Bathroom Adaptations – H796 contract, valued at £19m over 48 months. This contract will appoint a single provider to deliver accessible bathroom installations across public and private properties, enhancing independence, safety, and quality of life for disabled and elderly residents.

Adding scale to the London pipeline, Islington London Borough has issued a PIN for a Delivery Partner to Develop a Planning Compliant Housing Scheme at Maygood Street N1, estimated at £60m over 60 months. The scheme will transform a council-owned site into a 100% housing development, split evenly between affordable and market homes.

Turning to East Anglia, Thurrock Borough Council is procuring a Principal Contractor for the Development at Lyndhurst Road, valued at £2.4m over 24 months. This contract will see the demolition of garages and construction of six new homes, offering a smaller-scale but high-impact opportunity for contractors specialising in new-build housing delivery.

Closing today’s roundup, Wythenshawe Community Housing Group has launched a preliminary market engagement for its Roofing Renewal Programme, estimated at £10.4m across a 36-month initial term. Covering complete re-roofing, chimney works, and associated fascia and guttering replacements across a wide mix of housing stock, this procurement will replace the current re-roofing contract expiring in Spring 2026.
