From regeneration projects to eco-roof repairs, explore latest UK social housing tenders. Featuring pipeline notices covering new builds, energy upgrades, and estate maintenance.

Kicking off with a major London redevelopment, Westminster London Borough has released a Preliminary Market Engagement Notice seeking a main contractor for the £80m 291 Harrow Road scheme. Spanning 22 months, the project will deliver 144 mixed-tenure homes, adult social care facilities, commercial space, landscaped gardens, and public realm improvements. Procurement is expected to commence from 4 July 2025. Engaging early with the market, Powys County Council has issued a Preliminary Market Engagement Notice for a new-build scheme in Trawscoed, Powys. The 22-month project will include 24 homes built to EPC A, Lifetime Homes, and Secured by Design Gold standards. Adding new stock in Trimdon, Karbon Homes has published a 36-month scheme to deliver bungalows at Salters Lane. 

Moving into planned maintenance, Bedford Borough Council has released a Preliminary Market Engagement Notice for a £3m, 48-month contract covering temporary accommodation maintenance. The portfolio is set to expand from 137 to 327 units by 2028. Tendering is anticipated to begin on 2 September 2025. Elevating accessibility services, Glasgow City Council has announced a Contract Notice worth £1.93m over 84 months for the supply, installation, and maintenance of track hoist systems across 11 Scottish authorities. The framework also includes reconditioning and storage, supported by the ELMS2 equipment tracking system.

Driving retrofit efforts, Hartlepool Borough Council is preparing a Pipeline Notice for a £1.52m, 12-month contract under the Warm Homes Local Grant. Contractors will deliver insulation and other energy efficiency measures borough-wide. In a cross-regional initiative, Efficiency East Midlands Ltd (EEM) has launched a Preliminary Market Engagement Notice for a 48-month Windows and Doors Framework. The opportunity includes four lots covering supply and installation of Upvc and composite doors and fire doors across the UK. 

Expanding core infrastructure, Southampton City Council has issued a £10.83m, 60-month mechanical services contract, with options to extend up to 10 years. The project includes planned maintenance, emergency repairs, and upgrades across commercial heating, ventilation, and water systems. Combining testing and repairs, Bristol City Council has unveiled two Pipeline Notices. The first is a £4.33m, 12-month programme for electrical testing of all residential properties, expected to launch by 2 July 2025. The second covers a £9m, 46-month responsive roofing repairs framework, scheduled for publication on 2 August 2025.

Consolidating soft FM services, Anchor Hanover Group has released several extensive Pipeline Notices. The largest is a £38.5m contract cleaning framework across 1,000 locations, followed by a £5.4m manned security contract, a £2.5m pest control service (including protected species management), and a £1.67m framework for hardware and maintenance supplies ranging from fixtures to signage. All opportunities span England-wide coverage for Anchor’s 54,000 homes. Extending its estate services, L&Q Group has also shared various Pipeline Notices. A £2.1m, 84-month communal cleaning contract will cover hallways, stairwells, bin stores, and more. Additionally, a £1.05m, 36-month opportunity will procure consultants and contractors to repair and maintain over 150 green/brown ecological roofs through a 4-stage procurement.

Focusing on water safety, Staffordshire County Council has prepared a Pipeline Notice for a £1.9m, 24-month contract covering domestic water system servicing, testing, and compliance with Legionella and anti-scalding standards. Rounding off with refurbishment works, Haringey London Borough has released a Pipeline Notice for an £20m, 18-month contract to appoint a main contractor for pilot block refurbishments under the BWF programme. This contract will be procured through the London Construction Programme MW24-E framework.
