UK social housing procurement opportunities gain momentum today with major frameworks and specialist contracts covering retrofit, fire safety, electrical compliance, repairs, and flooring provision.

Driving forward large-scale decarbonisation and property upgrades, Efficiency East Midlands Ltd (EEM) has launched its Retrofit, Insulation and Associated Works – EEM0046 framework, carrying a potential value of £1.03bn over 48 months. This expansive procurement spans multiple regions across England and Wales, enabling members to access design, enabling, and installation of insulation measures alongside associated remedial works. With strict requirements for PAS standards, Trustmark accreditation, and competent person schemes, the framework promises to deliver long-term improvements in energy efficiency and compliance for both domestic housing stock and commercial properties.

Strengthening fire safety compliance, Brunelcare has opened tendering for its Fire Door Inspections, Repair and Replacement contract, worth £1.18m across a 36-month term in the South West. Covering its wide portfolio of sheltered housing, retirement villages, and care facilities, the procurement opportunity demands a planned programme of inspections, remedial repairs, and phased fire-door replacements to align with Fire Risk Assessments. The contract is designed to minimise disruption to vulnerable residents while ensuring ongoing statutory compliance.

Prioritising electrical safety, Homes in Somerset (formerly Homes in Sedgemoor) is seeking suppliers for its Electrical Safety and Maintenance Services contract, valued at £600k over 24 months. The scope includes five-yearly inspection and testing across domestic and communal stock, voids, and mutual exchange properties, alongside annual portable appliance testing, external lighting checks, and Category 1–3 remedial repairs.

Expanding local repair capacity, Northamptonshire Partnership Homes has released a Plastering and Associated Work contract, estimated at £458k for a 36-month duration. Serving its portfolio of over 11,500 homes in and around Northampton, this procurement opportunity is aimed at securing external plastering contractors to support the in-house repairs team.

Exploring future supply options, VIVID has issued a Preliminary Market Engagement Notice for a Flooring Provision Framework, with an anticipated value of £800k over 48 months across the South East and South West. Through a market engagement questionnaire, the housing provider is scoping interest from suppliers able to deliver supply and installation of flooring in residential properties, setting the stage for a forthcoming tender opportunity.
