The UK social housing sector is currently brimming with high-value procurement opportunities, offering contractors and service providers a wide range of projects in repair, maintenance, compliance, and redevelopment.

Opening with a substantial opportunity, East Riding of Yorkshire Council is seeking suppliers for a £10.2m Term Service Contract for Repair and Maintenance to Council Owned Void Properties. Spanning 36 months, the contract covers approximately 12,000 properties and includes multiple trades such as joinery, plumbing, roofing, painting, plastering, scaffolding, property clearance, and void management. This large-scale retender offers scope for multi-disciplinary contractors to deliver essential works under strict quality and price criteria.

Inviting early engagement, Swindon Borough Council has launched a £4.8m Wholehouse Retrofit Warm Homes Social Housing Fund (Wave 3) Delivery Programme preliminary market engagement exercise. Targeting the PAS 2035-compliant retrofit of up to 105 Reema-type houses, this 24-month project will be part-funded by WH:SHF grants and capital budget. 

In a focused infrastructure upgrade, Latimer Developments Limited is procuring a £3.5m Drainage Contractor for Abbey Road (DN0006). This 10-month design-and-build project involves removing Aqua Spira drainage, installing new concrete systems and manholes to adoptable standards, and reinstating roads and pavements for 165 residential units.

Norfolk County Council is rolling out a series of high-value compliance and maintenance contracts, aimed at safeguarding building performance, public safety, and environmental standards across its property portfolio. A £3.09m Electrical and Mechanical Servicing for Hot Water & Heating Assets contract will ensure the safe operation, compliance testing, and certification of gas, oil, biofuel boilers, heat pumps, and water heaters over a 36-month term. Complementing this, a £1.33m Water Hygiene Legionella Management and LTHW Testing contract will deliver rigorous testing, certification, and control measures across more than 200 sites, including offices, residential homes, and public buildings.

Strengthening fire safety measures, a £1.17m Provision of Fire Risk Assessments contract will require full compliance across the Norfolk County Council’s diverse property estate over three years. Additionally, a £1.11m Provision of Drainage Sewage and Water Plant Maintenance contract will cover the upkeep of sewage pump systems, water treatment facilities, and interceptors, further supporting environmental compliance across Norfolk.

Targeting essential utility works, Welsh housing provider Adra is procuring an £800k Provision of Drainage Services contract. This 24-month project requires a full spectrum of drainage works as per tender specifications.

Transforming community spaces, Brighton & Hove City Council is inviting bids for its £17m Windlesham House and Portslade Village Centre Residential Redevelopment. This 25-month design-and-build contract will deliver 43 residential units and a community space across two approved sites.

Closing with a forward-looking opportunity, Selwood Housing is engaging the market ahead of its £12m Roofing and Associated Works procurement. Over 36 months, the works will cover refurbishment of pitched and flat roofs, chimneys, dormers, insulation, and associated elements across 150–200 properties per year in Wiltshire, Somerset, and Bath and North East Somerset.
