Explore the latest UK social housing and construction frameworks, including FM services, passive fire safety, construction works, and new fire door frameworks across England, Scotland, and Wales.

LHC Procurement Group has launched three new Fire Doorsets Frameworks across Wales (£25m), Scotland (£100m) and England (£70.8m). These successor frameworks to the C8 Communal Doors programme will support the compliant supply, installation, renewal and maintenance of fire doors, access control systems, and enhanced security doors across domestic and commercial portfolios. Each region includes seven lots covering composite, timber and metallic doors, fire-resisting sets, and access control systems, with tenders closing in late November 2025 and awards expected in April 2026.

In Scotland, Aberdeen City Council has released its External & Communal Pre-Construction Services and Works Framework valued at £20m. The framework will appoint up to three contractors per lot to deliver external repairs, wall insulation, roofing, and communal building upgrades across both low and high-rise properties. The contract runs from May 2026 to May 2028, with an estimated award in April 2026.

Rutherglen & Cambuslang Housing Association announced a £700k Kitchen Component Replacement contract, covering joinery, plumbing, and flooring upgrades for 30 kitchens in the first year. The works will conclude by March 2026, ensuring improved living standards across their Scottish housing stock.

A major early-engagement notice from Efficiency East Midlands (EEM Ltd) sets the stage for a £310m Passive Fire Protection Services Framework, consulting with suppliers ahead of procurement in 2026. The scope includes fire door installations, cladding, compartmentation, and fire risk assessments, supporting compliance across housing, health, and education sectors.

Meanwhile, Crown Commercial Service (CCS) has unveiled a huge Facilities Management and Security Services Framework estimated at £120bn UK-wide. This open framework will serve central government and all public sector bodies, offering end-to-end FM, hard and soft services, and security provision through to 2034.

In regional updates, Cambridge City Council issued a £300k PIN for window cleaning services (East Anglia), while Solihull Metropolitan Borough Council announced the Sanctuary Scheme 2026, a £150k security measure contract for homes at risk of domestic abuse, focusing on property-level target hardening and specialist installation.

Meanwhile Regenda Group launched its £428m Construction Works and Services Framework spanning the North West, Yorkshire, and North Wales, covering 12 lots including new-build, refurbishment, civil engineering, M&E, and fire safety compliance. The closed framework will enable housing providers and public bodies to call off projects across multiple value bands, reinforcing long-term investment in affordable housing delivery.

In Scotland, Hjaltland Housing Association Ltd is spearheading the Staneyhill Terrace House Build 1 in Lerwick — a £9m residential new-build project delivering 32 modern flats over three-storey blocks, complete with full landscaping, paving, and sustainable design elements. This significant Shetland scheme will run from March 2026 through May 2028 and includes community benefit commitments around employment and apprenticeships. Also in Scotland, Shetland Islands Council announced the Brevik Cottages Refurbishment, an 18-month internal refurbishment and extension rebuild programme across nine properties in Lerwick, set to achieve high energy-efficiency standards.

In the South East, Brighton & Hove City Council has issued a market engagement notice for its Eastergate Road Residential Redevelopment valued around £5m–£5.6m under the New Homes for Neighbourhoods programme. The project aims to revive the scheme following a previous contractor’s collapse and will likely proceed under a JCT 2024 design-and-build structure. Meanwhile, Reading Borough Council has launched a £2.08m scaffolding framework spanning 36 months to support housing repairs and building maintenance across its residential stock.

Further west, Golding Homes (Kent) has opened its Asbestos Removal Works tender worth £2.88m over three years, prioritising quality and compliance under a 70/30 quality-to-price evaluation split. In the North West, Lancaster City Council has begun market engagement for its Skerton School and Mainway Regeneration — a transformative partnership opportunity targeting up to 535 new homes across both schemes, blending immediate delivery with long-term investment strategies.

Rounding off today’s highlights, North Star Housing Group (North East) is progressing with its Aspen Gardens Roof Covering Replacement valued at £550 k, a short-term two-month contract focusing on full roofing renewal and internal repair improvements at its Stockton-on-Tees site.
