These include a £25m retrofit programme, a £20.4m package for repairs, £16.7m for kitchen and bathroom upgrades, and smaller lots for fire alarms, compartmentation works, lift servicing, and fire equipment maintenance, with contract durations ranging from 36 to 60 months. Advancing regional property care, Stonewater Ltd has announced three major upcoming procurements across Yorkshire, Midlands, Anglia, and the South. These include a £23.5m window and door replacement programme, a £20m regional grounds maintenance contract, and a £12.5m national cyclical decorating framework, all expected to launch between June and August 2025, with tenures of 36 months.
Strengthening long-term maintenance coverage, Barnet London Borough is progressing two major term contract opportunities: a £10m cyclical and reactive maintenance contract and a £30m estates term project, both spanning 36 months with further notice publication expected later in 2025. Delivering back-to-back internal upgrade schemes, Camden London Borough is rolling out two contracts valued at £2.2m each, covering kitchen and bathroom refurbishments in both North and South Camden. These short-term works—lasting 6 to 7 months—include plastering, plumbing, electricals, and asbestos handling, with a bid deadline of 6 June 2025.
Preparing for a broad spectrum of maintenance and safety works, Southwark Council is lining up a diverse portfolio of pipelines. Planned contracts include £41.6m for electrical services, £33m for fire safety remediation, £8m for asbestos removal, £1.8m for communal ventilation replacement, and £8.4m for refurbishments at Crane House, all with estimated tenures between 24 and 36 months. Targeting critical fire protection, Oxford City Council is investing £3m in EL testing, fire panel maintenance, and reactive fire safety works over a 60-month term.
Focusing on safety and engagement, Housing Solutions Group has released a £2.5m tender to supply and install 250+ fire doors annually across its housing portfolio in Berkshire and Buckinghamshire over a three-year initial contract. Upgrading vertical mobility infrastructure, Hull City Council plans a £2m, 60-month contract for the maintenance and repair of passenger lifts across council-owned buildings, with notice publication expected in June 2025.
Expanding estate and concierge services, Peabody Trust is preparing four opportunities in London and surrounding regions. These include £14m for estate cleaning, £11.86m for waking watch and alarm patrols, £1.84m for concierge services at Fish Island Village, and £1.66m for grounds maintenance. These 24- to 36-month contracts aim to enhance service delivery across a range of tenures. Mobilising significant construction investment, Hillingdon London Borough is set to procure a £120m housing development in Uxbridge and a £3m social care facility, both launching later this year with durations of 21 and 24 months respectively. Building new supply in Scotland, The Highland Council will tender a £2.42m contract for constructing seven homes in Druim Bhlar over a 10-month schedule starting in mid-2025.
Renovating domestic infrastructure, East Renfrewshire Council is procuring a £10.65m contract for roof and render replacements over 24 months, with optional extensions bringing the total potential tenure to 48 months. Enhancing national supply chains, Places for People Group is launching a £400m, 48-month procurement for building materials delivery across all UK regions. This framework will underpin responsive repairs and capital works for a wide housing portfolio.
Expanding material logistics, Aster Group is procuring £51m in building, plumbing, heating, and decorating supplies for its in-house teams over a 60-month contract, with comprehensive logistical, IT, and ESG-aligned requirements. Reinforcing energy systems, Hyde Group plans to tender a £4.17m contract for gas materials and boiler parts across the East Midlands, Anglia, London, and South East over the next 36 months.
