Contract Tenders: 18/09/2025

Today’s UK social housing procurement notices highlight a diverse spread of compliance, safety, security, and long-term supply chain opportunities shaping the sector. From specialist lift installations to multi-million-pound frameworks, these tenders underscore a continued focus on resident safety, service resilience, and housing growth.

Kicking off in Wales, Cardiff Community Housing Association has announced the Erskine Court – New Lift Replacement Project V2, a £110k contract running over six months. The scheme covers dismantling the existing hydraulic passenger lift and installing a new traction passenger lift, alongside all required building and electrical works, ensuring a minimum 20-year service life.

Building momentum on fire safety, VIVID is procuring Fire Stopping & Compartmentation Works across the South East and South West over a 36-month period. This procurement opportunity will strengthen compliance measures and improve the resilience of housing stock, inviting specialist contractors in remedial works and passive fire protection.

Turning to Greater London, Southwark Council has released a PIN for Security Provision in Supported Hostels, with an estimated value of £5.75m across 36 months. Covering five hostels accommodating residents with complex needs, the opportunity centres on safeguarding, access control, fire safety, and welfare checks. Contractors must demonstrate trauma-informed safeguarding expertise, staff training in areas such as Naloxone use, and innovative approaches to support vulnerable adults.

Progressing into Northern Ireland, Woven (formerly Habinteg Housing Association Ulster Ltd.) has issued a PIN for a Competitive Land Design and Build Contract, valued at £30m over three years. The scheme seeks developers able to provide land, design, and deliver 100–150 social housing units on a single site in West Belfast. This procurement reflects a strategic drive to expand affordable housing stock under the Department for Communities Housing Association Guide, aligning with statutory requirements and long-term housing needs.

Closing with a major supply chain initiative, Caerphilly County Borough Council has launched a £75m, 120-month Supply Partner (Building Materials & Associated Services & Supplies) Contract. Supporting over 200 in-house tradespeople, the scope spans kitchens, bathrooms, roofing, plumbing, electricals, GRP and PVC doors, glazing, decarbonisation products, and specialist fittings. Suppliers will be expected to drive innovation, resilience, sustainability, and continuous improvement while supporting WHQS compliance, retrofit programmes, and social value commitments.
