Today’s UK social housing procurement landscape brings forward a diverse blend of heating upgrades, electrical rewires, safety frameworks, major regeneration schemes, and market engagement sessions, offering contractors a wide spectrum of bidding opportunities across multiple regions.
Kicking off in the South West, Plymouth Community Homes has issued a £3.76m Heating Upgrade Project contract spanning 60 months, inviting suppliers to deliver wall-mounted gas-fired combination boilers across its housing stock, complete with full surveys, installations, and warranty-aligned servicing. Alongside this, a separate £2.11m Electrical Rewire Project is open, covering complete upgrades of fixed wiring and non-compliant systems, ensuring full adherence to BS 7671 regulations over the same 60-month term.
Turning to Scotland, North Lanarkshire Council is procuring a £5m contract for Electrical Upgrade Works to communal areas in low-rise blocks. Spanning 24 months with extension options, the scope includes rewiring, lighting, small power installations, controlled entry interfaces, design submissions, asbestos handling, and comprehensive compliance certifications across council-owned and private properties. Shifting focus to safety systems, North Tyneside Council has unveiled a £500k Fire, Intruder Alarms and Equipment Framework for 24 months. The framework covers maintenance and repair of fire alarms, firefighting equipment, dry risers, and intruder alarm systems across its housing portfolio, with works aligned to British Standards BS 5839 and BS 4737.
On the regeneration front, City of London Corporation is progressing early market engagement for its £80m Golden Lane Estate Investment Programme, targeting Grade II and II* listed buildings with extensive refurbishment, fabric repairs, fire safety upgrades, and resident decanting over a phased 57-month programme. Interested contractors are invited to attend a key information event on 2nd July 2025 to engage with the project team and procurement strategy. Meanwhile, Bromley London Borough seeks a Main Works Contractor for its £23m Bellegrove Housing Project, delivering 68 new affordable supported living and social rent dwellings. The 27-month scheme includes demolition, redevelopment, car parking, landscaping, and communal space creation, designed to meet SELHP and HAPPI standards.
Finally, Camden London Borough is tendering Phase 1 of the West Kentish Town Estate Regeneration. Under a JCT Design and Build contract, the scheme involves demolishing existing maisonettes and offices to create approximately 52 new social rent homes across two sites, enhanced public realm, and children’s play areas. Insurance levels and strict compliance with Network Rail asset protection requirements form part of the tender prerequisites for this complex urban regeneration.
