Today’s social housing procurement landscape is rich with opportunities, spanning large-scale responsive repairs, planned maintenance, and development-led projects across the UK. 

Setting the pace, Cambridge City Council has launched a £40m preliminary market engagement for Multiple Responsive Repairs Contracts across East Anglia, with a tenure of 96 months. This extensive procurement programme will establish long-term frameworks covering responsive repairs, void refurbishments, and damp and mould remedial works. With works spanning general building, roofing, glazing, electrical, and emergency call-outs, the council anticipates awarding contracts by early 2026, emphasising efficiency and compliance in partnership with the in-house DLO.

Strengthening investment in modernisation, Caledonia Housing Association Ltd has released a £6m contract notice for its Kitchens and Bathrooms Replacement Programme 2025–2029 in Scotland. Spanning 60 months, the contract covers the supply, design, and installation of replacement kitchens and bathrooms, with around 200–250 installations each year. The procurement will ensure high-quality upgrades with full electrical, plumbing, and refurbishment works included, driving tenant satisfaction and compliance with measured term standards.

Focusing on early engagement, Merthyr Tydfil Housing Association is preparing a £4m framework for Responsive Repairs, Voids and Associated Works over a 60-month term in Wales. The association seeks multidisciplinary and trade-specific providers across plumbing, joinery, scaffolding, and more, to manage responsive and planned works. The notice signals a flexible lotting structure designed to attract both large contractors and specialist SMEs, ensuring robust capacity for future housing maintenance needs.

Targeting compliance-driven upgrades, Southend-on-Sea Borough Council has announced a £1.5m, 48-month contract for the Decent Homes Window and Door Replacement Programme. This citywide procurement will replace front doors and windows across council housing stock, improving energy efficiency, safety, and compliance with Decent Homes standards, while supporting long-term asset management.

Expanding development capacity, Clanmil Housing Association has launched a £16.7m contract in Northern Ireland for Land, Design and Build Opportunities over a 25-month term. Clanmil is inviting up to 10 developers to provide land, design housing schemes, and deliver new units in the Greater Belfast area. 

Looking ahead, Riverside has published a pipeline notice for its forthcoming Whole House Framework, anticipated to run for 48 months across multiple UK regions including London, the Midlands, and the North.
