Momentum builds across the UK housing sector with a powerful mix of repair, refurbishment, and new-build opportunities shaping the market today.

A major procurement opportunity has emerged as Eastbourne Borough Council, working with Lewes District Council, launches a £93.81m contract for responsive repairs, voids, kitchens and bathrooms across a combined housing stock of 6,700 homes. Spanning 54 months, the deal covers day-to-day responsive repairs, out-of-hours emergencies, and an annual programme of planned kitchen and bathroom replacements, making it a cornerstone framework for long-term housing stock upkeep.

Adding a strong focus on tenant wellbeing, Hedyn (formerly Newport City Homes) has issued a £3.7m contract for physical adaptations works. This 24-month tenure, with possible extensions, will deliver specialist adaptations such as level access showers, ramps, adapted kitchens, and secure by design improvements, ensuring homes across South-east Wales remain accessible, safe, and tailored to residents’ independence needs.

On infrastructure, Hillcrest Homes is procuring a £400k drainage framework agreement in Scotland over a 36-month term. The framework demands comprehensive drainage cleaning, maintenance, and emergency call-outs within four hours, reinforcing compliance, resilience, and community benefits in housing services.

In the compliance space, GreenSquareAccord has unveiled a £500k procurement for LOLER inspections, spanning 36 months across the East Midlands, West Midlands, South East, and South West. This contract mandates two statutory lifting equipment inspections annually in domestic and non-domestic properties, ensuring full regulatory compliance and resident safety across its housing stock.

Strengthening Northern Ireland’s housing supply, Radius Housing along with Choice is driving forward with a £60m social housing construction project at Hannahstown, Belfast. This 72-month tenure covers Phase 2 of the development, initially delivering 140 homes including split-level houses, wheelchair-accessible bungalows, and apartments, alongside landscaping and play areas. A further 120-unit scheme may follow subject to performance, representing one of the most significant regeneration contracts in the region.

Roofing investment also features prominently, with Selwood Housing tendering a £12m, 36-month contract for roofing and associated works across Wiltshire, Somerset, and Bath. Covering pitched and flat roofs, chimneys, leadwork, dormers, insulation, and responsive repairs, this procurement highlights the critical role of asset management frameworks in protecting housing stock.

CURO continues the roofing focus with a £1.6m, 36-month programme for block roof replacements in the South West. The contract covers 15 full roof replacements, forming part of CURO’s wider asset management strategy, with site visits planned to support accurate tendering.

Finally, Bolton at Home is engaging the market with a £1.68m preliminary notice for the supply of UPVC windows across the North West and East Midlands. This 24-month early market engagement seeks supplier feedback ahead of a formal procurement process, offering contractors a chance to shape an upcoming housing stock improvement contract.
