Today’s UK social housing tenders showcase a strong focus on planned works, safety compliance, and new housing delivery, signalling robust opportunities for contractors across construction, maintenance, and remedial frameworks.
North Yorkshire Council launches a major £7.84m procurement for the Provision of Replacement Windows and Doors, a 24-month contract aimed at upgrading housing stock with full UPVC window and composite door replacements. Covering Selby and Richmondshire with potential extensions across the county, the works are designed to meet Decent Homes Standards, tackle damp and mould, and drive energy efficiency improvements.
A pressing programme emerges from BD Group, which has issued two £500k opportunities. The first, an External Planned Works contract over 8 months, covers around 200 homes in Barking and Dagenham with roof renewals, fire compliance upgrades, insulation, and external fabric repairs. Complementing this, an Internal Planned Works contract—also valued at £500k for 8 months—includes kitchens, bathrooms, heating systems, rewiring, and adaptations to ensure compliance and improved resident safety across occupied and void properties.
Adding to the pipeline, Kingsridge Cleddans Housing Association Ltd. seeks contractors for its Kitchen and Bathroom Replacements 2025. This short-term 5-month project will deliver 38 new kitchen and bathroom installations in Glasgow, with SHQS compliance, plumbing, electrical works, and tenant-focused delivery at its core.
Safety systems take priority in Leicester City Council’s £500k, 36-month contract for the Provision of Electronic Door Entry Systems and Associated Services. Covering installation and ongoing support across its housing stock, the procurement emphasises live fault reporting, compliance, and secure access solutions for residents.
On the development front, Oxford City Council announces a £10m Pipeline Notice for the construction of 32 units at Meadow Lane. With a 30-month delivery window, this scheme highlights the continued push for affordable housing supply in the South East.
Northern Ireland sees substantial investment through Choice, which brings forward three design and build contracts. Valued at £6m, the Castle Mall Land Build and Design scheme in Antrim sets the pace, followed by two £3m projects for Omagh Area and Newtownabbey Area Land Design and Build, each spanning 18 months. These procurements call for developers to deliver social housing aligned with SHDP, planning, and building standards, presenting significant opportunities for regional contractors.
A long-term facilities package is offered by Bedford Borough Council, which has issued a £7m, 48-month contract for Temporary Accommodation Maintenance Services. Covering an expanding portfolio of temporary housing units, the contract encompasses full maintenance, compliance inspections, and emergency response, ensuring safety and service continuity for vulnerable residents.
Finally, VIVID seeks expertise through a £3m, 36-month contract for Fire Risk Assessments across its South East and South West housing stock. Covering communal areas, sheltered housing, and community facilities, the procurement reflects the sector’s heightened focus on fire safety compliance and regulatory resilience.
