Contract Tenders: 05/01/2026

The latest UK social housing and public-sector procurement opportunities reveal upcoming tenders across housing maintenance, construction, and specialist building services.

Setting the tone for rural infrastructure maintenance, Gwynedd Council has issued a pipeline notice for the maintenance of rural highways verges, focused on grass cutting works across its network. Valued at approximately £2.1m over a 24-month period, the future procurement will appoint suitable contractors under the NEC4 Term Service Short Contract.

At the higher end of the construction spectrum, The Crown Estate is progressing a major £60m contractor design and build opportunity covering 56–64 Conduit Street and 11 Burlington Place. Delivered through an open, competitive flexible procedure, the procurement will involve mandatory participation conditions followed by two competitive tender stages. The successful bidder will enter a two-stage design and build arrangement, initially developing the scheme to RIBA Stage 4 under a Pre-Construction Services Agreement before moving into full construction delivery, this 22-month contract represents a landmark opportunity for Tier 1 contractors with strong technical and design coordination capabilities.

Looking ahead to essential estate upkeep, Norfolk Community Health and Care NHS Trust has launched a pre-procurement market engagement for general building and decorating services, with an estimated future value of £6m over 48 months. This Request for Information is designed to shape the forthcoming procurement strategy, including decisions on commercial models, lotting structures, and delivery requirements across both occupied and unoccupied healthcare environments.

On a more targeted housing delivery front, Leeds City Council is engaging the market for a Flooring Supply & Fit contract supporting its housing stock. With a total estimated value of £450k over an initial 24-month term, the programme will be split into two lots covering South and East Leeds, with one contractor appointed per lot. The contract is expected to commence in July 2026, with an option to extend by a further 12 months, making this an attractive opportunity for flooring specialists seeking consistent, localised workloads within social housing.

Rounding out the current opportunities, Durham County Council is procuring a framework for Specialist External Building Works, covering concrete repairs, masonry, waterproofing, brickwork, and heritage-related works. The framework will appoint up to three contractors for a 24-month period, with options to extend by up to a further two years.
