Major housing frameworks and compliance programmes dominate today’s procurement landscape, with a strong focus on repairs, disabled adaptations, safety compliance, drainage, and regeneration partnerships.
Kicking off with a landmark opportunity, Karibu Community Homes Ltd. has released a £64.25m Repairs, Planned and Compliance contract spanning 60 months across Greater London and the South East. Split into three lots, the framework covers responsive repairs and void property works, planned and cyclical maintenance including kitchens, bathrooms, roofing and energy performance upgrades, alongside statutory gas and electrical compliance.
Continuing in the West Midlands, Walsall Council has published a £35m preliminary market notice for Disabled Facility Grant Building Works and Related Services (WP4132). This 48-month procurement will deliver a comprehensive adaptation service and handyperson provision for occupied and unoccupied housing, ensuring statutory duties under the Housing Grants, Construction and Regeneration Act 1996 are met. Building on this theme, the Council is also consulting the market on a £10m, 48-month Provision of Disabled Facility Lifts, Overhead Track Hoists and Associated Works (W4133). The planned procurement will fund stairlifts, vertical lifts and ceiling track hoists, reflecting rising demand for home adaptations to support independent living across housing stock.
Adding to regional activity, Walsall Housing Group (WHG) Ltd. has launched a £500k Lift Servicing and Maintenance 2025 contract. This 48-month opportunity is available only to suppliers pre-qualified on the National Framework Partnership Passenger Lifts Services Framework, covering a wide spread of sites across the West Midlands.
Looking north, City of Doncaster Council is preparing a £15.4m framework for Housing Adaptations through a Preliminary Market Engagement event. Over a 48-month tenure, this procurement will span nine lots, including kitchen and bathroom redesign, accessible extensions, ramps and handrails, lifts and hoists, sensory rooms, and fencing, helping households adapt homes for safety, accessibility and wellbeing.
In the utilities space, Yorkshire Housing Ltd. has released a £3.6m, 24-month Drains & Mains Water Services contract. The procurement covers unblocking, repair and maintenance of drainage systems, septic tank servicing, CCTV inspections, pumping stations, relining, root cutting, and emergency mains water repairs across its property portfolio.
Focusing on building safety, Mansfield District Council—procured via Nottinghamshire County Council—has issued a £750k Damp & Mould Remediation Works contract. The 24-month programme targets housing stock in Mansfield with services ranging from damp proofing and insulation to ventilation improvements, structural moisture control and full reinstatement to tackle one of the sector’s most pressing compliance issues.
Shifting to regeneration, Tameside Metropolitan Borough Council has opened preliminary engagement for the Ashton Town Centre Development Partner Procurement. This 180-month master development agreement, backed by GMCA, Homes England and TfGM, seeks a private sector partner for mixed-tenure housing, commercial, leisure and community infrastructure delivery across the borough.
Finally, at a national level, LHC Procurement Group has issued a Planned Procurement Notice for a forthcoming Public Buildings Construction and Infrastructure framework. Running 48 months in Wales, the framework will cover building construction, extensions, refurbishments, civil infrastructure, demolition, and hard facilities management.
