The social housing sector is booming with high-value tenders in fire safety, energy efficiency, and housing upgrades—offering major opportunities for contractors and suppliers.

Housing refurbishments remain a key priority, with future opportunities from Perth and Kinross Council issuing multiple tenders for essential upgrades. Their £3.6m Kitchen Replacements Contract will see the supply and installation of modern, energy-efficient kitchens across 1,130 homes, while their £3.3m Bathroom Replacements Contract will upgrade 568 homes with contemporary, tenant-friendly installations. Energy efficiency and compliance certification are also gaining traction, with Woven (formerly Habinteg Housing Association Ulster) launching a £7.5m contract for Compliance Certification and Remedial Works. This includes domestic and communal gas and oil-fired heating maintenance, electrical installations, fire alarms, asbestos surveys, lifting equipment, EPC and water hygiene management, ensuring properties remain legally compliant and environmentally sustainable.

In the fire safety sector, South East Consortium has launched a £300m Fire Safety Works Framework, presenting a major opportunity for contractors specializing in fire remedial works, passive fire protection, and compliance upgrades. This four-year framework is designed to support housing providers by offering a comprehensive suite of fire safety solutions, covering compartmentation works, fire door installations, fire alarm systems, smoke control measures, and emergency lighting upgrades. Similarly, Torus is inviting bids for a £5m Passive Fire Remedial Works Framework, covering compartmentation and passive fire protection measures for over 1,330 housing blocks. These contracts emphasize the growing demand for fire safety enhancements and regulatory compliance in social housing.

Upcoming opportunities in the fire safety upgrades includes a £2.4m Prior Information Notice (PIN) from Perth & Kinross Council for the Replacement of Smoke Alarms in 2,300 domestic properties over a two-year period, starting around July 2025. This vital initiative will upgrade existing alarms to the Grade D/FD1 LD2 standard, enhancing fire safety compliance and protection across the council’s housing stock. Major roofing procurement opportunity as Procurement for Housing (PfH) unveils a £400m National Framework Agreement for Roofing to support public sector organizations and social housing providers across the UK with flat and pitched roofing solutions, including single-ply, bitumen, liquid waterproofing, metal, tiles, and associated products such as roof lights and solar PV panels, with market engagement now open inviting roofing specialists, SMEs, and major suppliers to shape the framework and explore future large-scale roofing contracts in the social housing sector.
