The latest round of UK social housing contract awards reflects a strong focus on decarbonisation, housing upgrades, and essential compliance works, with major investments spread across regions from the North East to Wales and Scotland.
Kicking off the awards, believe housing Ltd. has entrusted RE:GEN Group with a substantial £21.4m contract under SHDF Wave 3. Running for 34 months across the North East, this procurement covers comprehensive decarbonisation and retrofit works in line with PAS2035 standards, delivered under a framework call-off managed by Prosper Procurement.
Building on retrofit momentum, West Kent Housing Association has awarded a £5.6m contract to Fortem Solutions for a 36-month programme in the South East. This turnkey project, delivered via direct award under EEM’s framework, includes PV panels, ASHP installations, insulation, and replacement of windows and doors, alongside full PAS2035 compliance and retrofit assessments.
Furthering efficiency upgrades, Runnymede Borough Council has confirmed Bell Group as winner of a £2.5m, 24-month contract to decarbonise 144 homes within its HRA stock. The works will ensure properties achieve a minimum EPC rating of C, supporting the council’s long-term sustainability targets.
On the heating side, Merthyr Valleys Homes has launched a landmark £13.2m framework spanning 84 months across eight lots covering gas servicing and repairs, solar thermal and PV maintenance, air source heat pump servicing and installations, as well as commercial gas servicing and new installations. The programme brings together Westward Energy Services, Robert Heath Heating, Laver Group, Andrew D’Auria Solutions, Warmserve Services, and City Energy Network to deliver long-term works across Wales.
Turning to compliance, mhs homes group has awarded Nightshift Pest Control a £646k call-off contract over 36 months to manage pest control services, ensuring tenant safety and service continuity across its South East housing stock.
In Scotland, demolition capacity has been significantly boosted with Scotland Excel awarding a £68m, 48-month framework shared across multiple specialists, including Caskie, Central Demolition, Chris Wright & Sons, Reigart Contracts, DSM Demolition, and Thompsons of Prudhoe. This framework provides councils and partners with access to wide-ranging deconstruction, demolition, and emergency services.
On the development side, Wales & West Housing Association Ltd has appointed Jamson Estates to deliver a £10m project over five months at the former Cardigan Memorial Hospital site. The scheme will deliver 20 new social rented apartments, a depot, a new office, and associated demolition and landscape works.
Sustainability standards are also at the forefront for Atrium Homes, which has commissioned CCG (Scotland) on a £2.9m refurbishment call-off. Running for 24 months, the works will modernise 250 homes in East Ayrshire to meet the “Homes Fit for 21st Century Living Standard.”
In Yorkshire and the Humber, Barnsley Metropolitan Borough Council has appointed BAAS Construction to carry out £1.7m of roof replacement works over 10 months. The project covers approximately 160 homes, with an option for solar PV integration to enhance energy performance.
Closer to the South West, Bristol City Council has awarded Ashcroft Services an £800k, six-month contract for roof cover replacements across Halston Drive, Haydon Gardens, Brentry Lodge, and Rosevear.
Similarly, Clarion Housing Group has awarded Datim a £338k, 15-month contract to supply and install internal doors at its Boatyard Bath Road scheme, furthering asset improvement initiatives.
