A multi-million-pound initiative to modernise housing stock has been awarded by Places for People Group partnership with Procurement Hub, securing a £263.5m Repairs and Planned Works Framework including 12 lots split across multiple regions, including the East of England, South East, South West, and London. With a tenure of 36 months, this extensive framework contract has been assigned to leading contractors T Gilmartin, Novus Property Solutions, Mullen Property Services, Axis Europe, and others, who will be responsible for a comprehensive range of maintenance works. These include responsive and planned repairs, roofing and structural refurbishments, energy efficiency improvements, window and door replacements, and kitchen and bathroom installations. The framework aims to ensure consistent and high-quality repairs and renovations that will significantly enhance living conditions for social housing tenants. A landmark refurbishment project set to transform homes in the North East has been awarded by Gentoo Group Ltd., allocating 3 different lots for a total of value £170m for Internal Refurbishment Works (2025-2035). This 120-month project, entrusted to Esh Construction, RE:GEN North East, and PHS Home Solutions, focuses on modernising thousands of homes with kitchen and bathroom replacements, electrical rewiring, environmental upgrades, and internal refurbishments. These improvements are expected to not only enhance property longevity but also boost energy efficiency and living standards for tenants.

A crucial initiative to support independent living for older residents is being spearheaded by Manchester City Council, which has awarded a £2.72m contract for the Home Improvement Agency Service. Over the course of 36 months, Manchester Care & Repair will provide essential home repair support and handyperson services to help vulnerable older residents remain in their homes safely. This service is part of Manchester’s commitment to becoming an “Age-Friendly City,” ensuring that elderly residents can live comfortably and independently while reducing risks associated with poor housing conditions. Green space management and environmental upkeep across multiple regions will be enhanced through The Guinness Partnership’s Grounds Maintenance Services & Tree Works contract spread across 17 various geographical lots, valued at a total of  £25.4m over a 48-month period. Leading contractors Tivoli Group, Idverde, 4th Corner, Groundscapes, Just Ask Estate Services, and Beechwood Trees & Landscapes will be responsible for maintaining grassed areas, pruning trees and hedges, managing weed control, leaf collection, and ensuring general site cleanliness. The contract spans across various locations, including Cumbria, Lancashire, Greater Manchester, Yorkshire, London, and the South West, reinforcing Guinness Partnership’s commitment to well-maintained and sustainable communal spaces.

An ambitious community revitalisation project is being launched by Together Housing Group through the Works on Field Lane Estate contract in Rastrick, worth £14m. Over a 26-month period, Seddon Construction will undertake extensive works to revitalise the estate through the creation of new homes, public space improvements, and community infrastructure upgrades. This project is part of Together Housing’s wider “Placeshaping” programme, aimed at transforming neighbourhoods into modern, sustainable communities. A significant boost to affordable housing availability comes through Adra’s latest Development Project at Berse Road (Wrexham), with a contract valued at £9m over 24 months. C. Wynne & Sons has been appointed to construct 47 new homes, addressing the increasing demand for affordable housing while ensuring high standards of construction quality.

Essential demolition and site clearance works have been commissioned by Hounslow London Borough, calling off £1.73m for CHAH Demolition Works at Charlton House and Albany House. Hughes and Salvidge will carry out the removal of existing structures, excavation of underground objects, and site clearance, preparing the location for future development over a 6-month period. A borough-wide roof replacement initiative has been launched by Havering London Borough, awarding £4m to Elm Site Services for a 1-Year Roof Replacement Programme. This contract aims to ensure the longevity of housing stock by conducting comprehensive roof replacements and structural reinforcements across the borough during the 2024/25 period.

A critical roofing maintenance framework to enhance housing durability and provide emergency repair support has been introduced by Islington London Borough. The £2.36m Roofing Repairs and Maintenance Framework has been awarded to C&R Building Solutions, Griffin Scaffolding, John McGuinness Roofing Contractors, and Lura Construction. Over the course of 24 months, the contractors will be responsible for repairing and maintaining roofs, providing scaffolding solutions, conducting emergency out-of-hours repairs, and ensuring compliance with safety regulations. The framework ensures a swift response to structural damages, minimising risks to residents while preserving building integrity.
