Explore the latest UK social housing contract awards featuring void refurbishment, retrofit upgrades, asbestos frameworks, fire safety services and new affordable housing developments highlighting continued investment in housing compliance, asset management, energy efficiency and regeneration programmes across the UK.

Leading refurbishment activity, Major Voids Works has been awarded by Nuneaton and Bedworth Borough Council to Impart Links in a £8m contract over 36 months. The programme covers major refurbishment of void council homes including structural repairs, kitchen and bathroom replacements, roofing works, electrical and plumbing upgrades, fire-stopping measures and general repairs to ensure homes are safe and ready for re-letting.

Supporting energy efficiency upgrades, Calderdale Metropolitan Borough Council has awarded Warm Homes Local Grant (WHLG) to Yorkshire Energy Services CIC trading as YES Energy Solutions for £2.9m over 31 months. Delivered through the WYCA Energy Efficiency & Carbon Reduction Framework, the scheme will improve up to 227 low-income households through energy efficiency and low-carbon heating measures.

Rykneld Homes has appointed Nationwide Windows and Doors for Provision of the Installation, Provision and Maintenance of Windows and Doors (Call-off) valued at £1.5m. The contract, procured through the EEM framework, covers replacement windows, doors and associated services across the landlord’s housing portfolio.

In Lancashire, Wyre Borough Council has awarded the Affordable Housing Delivery Programme to Huck Properties for £143k over six months. The project involves renovating a purchased residential property to bring it up to the required standard for affordable housing use.

Operational support services are also progressing with Together Housing Group appointing RIM Artium for OOH Service Provision 2025 – 2027. The contract provides out-of-hours services across Yorkshire and the Humber under the organisation’s wider maintenance and disrepair contract arrangements.

Electrical compliance investment continues with Nuneaton and Bedworth Borough Council awarding Electrical Repair and Maintenance to Nuneaton and Bedworth Community Enterprise for £8.2m over 36 months. The contract includes electrical repairs, EICR inspections, storage heater works, smoke and CO alarm checks and associated maintenance services.

Rykneld Homes has also appointed Prism Medical UK under The Provision, Installation and Maintenance of Lifts and Hoists, valued at £500k. The contract covers installation and maintenance of specialist lifting equipment across the housing portfolio.

Security infrastructure upgrades will be delivered through Contract for the Provision of Door Entry, Access Control, CCTV and Warden Control Systems (Call-off) awarded by Rykneld Homes to Direct Systems for £150k, covering security and access control systems across relevant properties.

Chelmer Housing Partnership has awarded Servicing and Maintenance of Fire Safety Equipment to AJS for £112.5k over 60 months. The contract will ensure ongoing maintenance and compliance of fire safety equipment across CHP housing assets.

Fire safety design services are also being progressed with Notting Hill Genesis appointing Triangle Fire Group for Sprinkler System Design Services, a £100k contract covering sprinkler system design across housing stock in London and the South East.

Major regeneration works continue in Scotland where North Lanarkshire Council has awarded Conversion of Kildonan Street Municipal Buildings to Social Housing and Offices (Call-off) to CCG (Scotland) for £18.4m over 24 months. The project will redevelop municipal buildings to create 43 new social rented homes as part of the town centre regeneration programme.

New housing supply is also progressing through Redburn Place, Irvine – new build housing development works contract (9 units) awarded by Cairn Housing Association to Ashleigh (Scotland) for £2.17m. The development will deliver nine terraced homes for social housing.

Building safety compliance remains a priority with Tai Hedyn Ltd establishing an Asbestos Management Framework valued at £2m. Contractors including Enquin Environmental, Life Environmental Services, Severn Insulation Co, AA Woods and Omega Environmental Services will deliver asbestos surveying, monitoring, removal and reinstatement works across the housing portfolio.

Chelmer Housing Partnership has also appointed Ductclean (UK) for Licenced Asbestos Removal and Remedial Works, a £777.6k contract over 36 months covering removal, containment and reinstatement of asbestos materials in line with regulatory requirements.

Energy efficiency improvements continue with Rykneld Homes awarding Contract for the Provision of Loft Insulation Services (Call-off) to Westville for £600k, covering installation of loft insulation and associated energy improvement works.

Specialist refurbishment works are underway through Refurbishment Works to 33a High Street – 19451, awarded by Aberdeenshire Council to KW Contractors for £287k. The project will convert the building into a six-bedroom children’s home through internal alterations.

External remedial works are being delivered through External Remedial Works to Brook and Templar Courts 2026 (Call-off) awarded by West Kent Housing Association to Bell Group UK for £197.7k, covering repairs to external areas surrounding the residential blocks.

Planned building envelope upgrades are also progressing with VIVID appointing Cardo (South) for St Marys House Roof Replacement Works, a £643k contract delivering roof replacement at the Portsmouth residential building.

Professional services procurement is expanding with Aberdeenshire Council establishing the Construction Design Services Framework valued at £21.02m over 36 months. Multiple consultants have been appointed to deliver architectural, engineering, landscape, project management and quantity surveying services.

Asset intelligence programmes continue with Rykneld Homes awarding Contract for the Provision of Stock Condition Surveys (Call-off) to Savills (UK) for £750k to undertake stock condition surveys across its housing portfolio.

Finally, Milton Keynes Borough Council has appointed Tetra Tech Consulting for Provision of Professional Structural Engineering & Architectural Services Relating to On-going Monitoring and Maintenance of HRA Assets, a £408k contract supporting ongoing structural monitoring and maintenance of council housing assets.
