A wave of significant procurement opportunities has been announced across the UK housing sector, with multi-billion-pound frameworks reinforcing commitments to responsive maintenance, planned works, net zero, and tenant safety.
Marking a huge milestone, the National Housing Maintenance Forum (NHMF) confirmed its Responsive Maintenance and Void Property Works Framework Agreements 2025, worth £5.8bn over 48 months. Major suppliers including Axis Europe, BPM Contracting Services, Buston and Maughan, C Hanlon Facilities Management, Cardo (Wales & West), and Chigwell (London) have secured places to deliver vital responsive repairs, void refurbishments, and emergency callouts across housing stock spanning England, Wales, Scotland, and Northern Ireland.
Equally impactful, NHMF also unveiled its Planned Maintenance, Net Zero and Passive Fire Safety Works Frameworks (Version 8), valued at £3bn over 48 months. Winners such as AD Construction Group, AJS, Bell Group, BPM Contracting Services, Buston & Maughan, Cardo (South), CBM Group, Chigwell (London), CLC Group, and Combined Facilities Management will oversee a comprehensive programme covering cyclical decorations, component renewals, retrofit works, carbon reduction technologies, and passive fire safety upgrades to enhance compliance and sustainability across member landlords’ estates.
Adding to the national scope, NHMF confirmed a £1bn Damp, Mould and Condensation Remediation Framework, awarded to a wide pool including Axis Europe, Combined Facilities Management, Mears, Purdy Contracts, Prestige Domestic Property Maintenance, The Dwelling Doctors, and others. Running for 48 months, the contract will deliver critical surveying, treatment, and remedial works – from cavity wall insulation removal to ventilation system upgrades – ensuring healthier homes and tackling one of the most urgent compliance challenges in the sector.
On a regional scale, LiveWest Homes Ltd appointed WEMCO to its £1.75m Commercial Gas PPM, Servicing and Repair Contract for the South West. Spanning 36 months, this contract includes planned preventative maintenance, gas safety compliance in line with GSIUR regulations, urgent repair response, and plant room servicing with a strong emphasis on safety certification and timely documentation.
Further north, Glen Housing Association Ltd. confirmed a £600k Gas Servicing & Maintenance Contract (2025–2028) awarded to Richard Irvin FM. Covering around 500 homes in Scotland, the 36-month agreement ensures annual servicing, responsive maintenance, and a compliance-driven programme safeguarding tenant safety.
Local authority procurement also saw movement as West Lothian Council awarded a £1.2m Property and Void Cleaning and Environmental Works Framework. Over 36 months, Orbis Protect (SitexOrbis), Perfect Clean Edinburgh, SPS Doorguard, and The Furnishing Service will deliver cleaning, void clearance, hazardous waste removal, and property security across council-owned housing and non-housing stock, strengthening estate management and tenancy turnaround efficiency.
Finally, large-scale development opportunities emerged with JV North, which launched multiple Plus Dane Housing Ltd frameworks. Its £475m Contractors Framework (47 months) was awarded to builders such as John Southworth Builders, PLP Construction, J Greenwood (Builders), M&Y Maintenance and Construction, R.P. Tyson Construction, Westshield, and Countryside Properties, enabling new-build affordable housing and regeneration schemes across England.
