The social housing sector is witnessing a surge in major contract awards, reflecting strong commitments to housing repairs, energy efficiency, compliance upgrades, and accessibility improvements.

Caerphilly County Borough Council has awarded a £17m, 23-month framework for Supply and Delivery of Housing Technical, Housing Repair Operations Lot 1 General Building Only, engaging multiple contractors including Millenium Building Contractors, ARC Contracting, Jefferies Contractors, MSH Building, and 17 various winner contractors. This contract will support the council’s in-house workforce of over 200 operatives by delivering both reactive maintenance and planned capital improvement works across three housing areas: Lower Rhymney Valley, Upper Rhymney Valley, and Eastern Valley. Contractors will supply both labor and materials to ensure efficient service delivery for council-owned properties. Additionally, King’s Lynn & West Norfolk Borough Council has awarded a £14m, 23-month Care & Repair Aids & Adaptations Framework to several suppliers, including Chas D. Allflatt, Aspect Group Services, Aspire Adaptations and 7 other suppliers. This framework aims to enhance accessibility in residential properties, covering the installation of level access showers, widened doorways, external ramps, and layout reconfigurations.

In the realm of window and door upgrades, Citizen has called off two £6.6m, 24-month contracts Windows & Doors Upgrade Programme under the CHIC Windows and Doors Framework as part of its ongoing improvement program. Nationwide Windows has been selected under the lot 2 while Specialist Building Contracting t/a Wrekin Windows has been appointed under lot 1, to deliver high-quality external door replacements across social housing properties. Meanwhile, Stevenage Borough Council has called off two £5m, 36-month contracts under the Fusion 21 Framework for Decent Homes Heating & Renewable Works, appointing TSG Building Services and Sureserve Compliance Central. This project focuses on replacing heating systems in approximately 750 homes per year, ensuring compliance with sustainability and energy efficiency standards, and enhancing tenant comfort and long-term energy savings.

A major investment in property maintenance includes Hertfordshire County Council announcing a £121.2m, 48-month Multi-Supplier Framework for comprehensive property maintenance, covering asbestos removal, roofing, window walling, heating, cooling, ventilation, electrical works, and large-scale refurbishment, adaptation, extensions, retrofit, and new build projects. Winning contractors include Asbestech, Erith Contractors, Pier Contractors, Ashe Roofing, Breyer Group, KBH Building Services, T&D Barrs Plumbing and Heating, Oakray, Village Heating, and T Clarke Contracting. This county-wide framework will support schools, libraries, fire service buildings, adult care facilities, and other public sector properties. Lastly, Leicester City Council has awarded an £11.3m, 18-month contract to GEDA Construction for the Southfield Newry Housing Scheme. This project encompasses the design and construction of new housing, meeting stringent planning and safety regulations. The scope includes completion of building control certifications, discharge of planning conditions, owner training, and operational & maintenance file preparation.
