Major responsive repairs, planned maintenance and compliance-led investment dominated today’s UK social housing contract awards, with councils and housing providers progressing long-term maintenance contracts, framework appointments, building safety works, refurbishment programmes and specialist compliance services to strengthen housing stock, improve resident safety and support future delivery capacity across the sector.

Leading today’s awards, Repairs, Planned Maintenance and General Build sees Thurrock Borough Council award Mears a £241.7m contract for long-term reactive repairs, planned maintenance, voids works and general building services across its housing stock. The single-contractor arrangement provides an integrated maintenance solution, supporting responsive repairs, planned investment and wider building works under a comprehensive housing maintenance contract.

Supporting additional delivery capacity, Voids & Repairs – City of Doncaster Council has been awarded twice by St. Leger Homes of Doncaster Ltd. Concorde BGW secures a £2.6m contract, while Allerton Damp Proofing also receives a separate £2.6m award to deliver void property and responsive repair works beyond the in-house team’s capacity. Both contracts strengthen housing maintenance capability, helping ensure timely completion of repairs and faster turnaround of vacant homes.

Continuing planned investment, Domestic Bathroom Replacements – PKC12687 has been awarded by Perth and Kinross Council to QTS Contracts North under a £1.9m two-year contract covering replacement bathrooms in 568 council homes. Separately, Housing Repairs – Term Maintenance Contract – PKC13680 establishes a £2.6m framework with multiple contractors to deliver responsive repairs, emergency call-outs and maintenance to tenanted and void properties, including plumbing, drainage and associated housing maintenance services.

Driving decarbonisation programmes, Boiler Replacement Programme (Call-off) has been awarded by Bernicia Group Ltd. to PHS Home Solutions through a £2.0m direct award. The contract will deliver boiler replacements across approximately 2,000 properties, supporting planned maintenance, heating upgrades and improved energy performance under the Prosper Procurement framework.

Enhancing statutory compliance, Passenger Lifts Servicing & Maintenance – Livv Housing Group has been awarded by Livv Maintenance to Allied Lift Services Division (UK) under a £225k contract for planned servicing, remedial repairs and emergency call-outs across passenger lifts serving residential properties throughout North West England.

Expanding resident and estate protection, Security guarding (Call-off) has been awarded by Camden London Borough to Carlisle Security Services under a £3.3m contract covering corporate security, mobile housing patrols, hostel concierge services, libraries, event security and keyholding, supporting both housing operations and wider council estate management.

Broadening specialist compliance provision, Pest Control Framework has been established by Be One Homes (formerly Bolton at Home) with Frosts Pest Control, Orbis Protect, Premier Pest Services, Quick Pest Control London and SCS Facility Services through a £2.3m four-year framework. The procurement covers pest control services for void and tenanted homes alongside neighbourhood services across Greater Manchester.

Addressing immediate building safety priorities, Temporary Scaffolding Handrails to Failing Concrete Balustrades and Walkways – Lot 1 (Call-off) has been awarded by Incommunities Ltd. to Ingleford Scaffolding under a £600k measured term contract. The initial 12-month arrangement, with extension options, delivers temporary scaffold handrails, edge protection, inspections and associated remedial safety works across occupied high-rise residential blocks in Bradford pending permanent structural remediation.

Advancing major refurbishment, Roof Replacement Works has been awarded by Trust Housing Association Ltd. to G.M.G. (Contractors) through an £871k contract to re-roof occupied residential blocks in Govan, Glasgow. Works include new roof coverings, insulation, structural alterations, wall cladding replacement, temporary works and traffic management, ensuring safe access for residents throughout construction.

Supporting future regeneration activity, Demolition Engineering Consultancy Services has been awarded by North Lanarkshire Council to PERSES under a £4m contract providing engineering consultancy for the second phase of twelve high-rise residential demolitions. The appointment covers project management, CDM duties, principal designer responsibilities, engineering advice, specification development and procurement support for the demolition programme.
