A strong day for the UK social housing market sees major frameworks, responsive repairs, lift modernisation, building compliance and external refurbishment contracts awarded, reflecting continued investment in housing stock maintenance, fire safety, planned works and specialist building services across the sector.

Leading today’s awards, Supply Chain Partners (Trades) Framework sees Wandle Housing Association Ltd. establish a £48.0m open framework with various suppliers for an initial one-year term, extendable annually for up to eight years. The procurement opportunity covers responsive repairs, major works for voids and disrepairs, and damp and mould works across three lots, supporting a broad range of specialist trades including electrical, roofing, plumbing, fire doors, drainage, heating, flooring, environmental services and retrofit-related repairs throughout its housing stock.

Continuing investment in vertical transportation, Servicing and Repair of Domestic Lifts – March 2026, C2.1,2.2,3.1&3.2 has been awarded by Birmingham City Council to Schindler for £49.6m under a Dynamic Purchasing System. The contract covers servicing, repairs, refurbishment, design, supply and installation of passenger and goods lifts, strengthening long-term compliance and operational reliability. Separately, Design, Supply, Installation and/or Refurbishment of Passenger Lifts – C2.1&3.1 has been awarded to Thames Valley Controls for £1.3m, delivering additional lift installation and refurbishment works through the same procurement route.

Further reinforcing building services, Air Conditioning and Mechanical Ventilation 2024 has been awarded by Sanctuary Housing Association to DMA Maintenance for £1.4m over four years. The contract delivers planned and reactive air conditioning and mechanical ventilation servicing, repairs and installations across the East Midlands, West Midlands, East of England, London, South East and South West. Complementing this, Air Conditioning and Mechanical Ventilation 2025 has been awarded to Lorne Stewart for £1.2m over three years and seven months, covering similar mechanical ventilation and air conditioning services across Northern England and Scotland.

Supporting specialist housing environments, Extra Care Cleaning has been awarded by Magenta Living to Gemcliff for £205k. The contract provides cleaning services across two extra care housing facilities, helping maintain safe, compliant and well-managed communal environments for residents.

Expanding planned investment in external assets, External Works 2026 has been awarded by North Star Housing Group to J W Garnham for £2.7m. The contract covers external repairs and replacement works across Tees Valley, North Yorkshire and County Durham, including structural walls, repointing, paving, fencing, gates, landscaping, metalwork and associated external infrastructure improvements.

Strengthening compliance programmes, Asbestos Surveys 2025 has been awarded by Flagship Housing Ltd to PA Group (UK) and Asbestos Consultants Europe for £2.2m. The contract runs for an initial two years with options extending to four years and delivers asbestos surveying services across northern and southern operating areas, supporting statutory compliance and housing stock safety.

Delivering multiple improvement projects, Peabody Trust has awarded Hilltop Court External Refurbishment Works to A P C Building Services (London) for £1.9m, covering roof repairs, brickwork, window replacements, balcony repairs, communal lighting upgrades, CCTV improvements, cladding replacement, fencing, paving and signage enhancements. Alongside this, Kitchen Supplies – Lot 2 has been awarded to Howden Joinery for £2.5m, supplying kitchen units, worktops, sinks, lighting and associated components. Completing Peabody’s awards, PCSA Fire and Remedial Devons Road Estate has been awarded to Guildmore Facades and Cladding for £1.3m, progressing pre-construction services for fire safety and remedial works.

Concluding the day’s awards, Westhaven House (Dorset) – External Fabric – Cladding Works has been awarded by Aster Group to Obrien Roofing for £131k. The contract delivers replacement external cladding using a Trespa system alongside low-level roof replacement and localised fireproofing works, addressing long-standing water ingress issues while improving building fabric resilience and fire safety compliance at the extra care housing scheme.
