Social Housing RMI Business Intelligence
Hello, and welcome.
First up – what have we been working on recently? Nothing, it was too hot.
Any news on the social front? No, it was too hot.
Is there anything you want to share with the readers? It’s slightly less hot than it was.
Next week we’re opening up our notices for free, and before you all ask for your money back, I wanted to tell you why. Notices don’t have the currency they once had. Companies will tell you they scour 500 websites looking for notices, but those sites are all repeating the same notices – which is why, if you don’t buy from us, you’ll probably receive duplicates.
With the roll-out of PA2023, tenders became a lot more accessible and heralded the new wave of ‘AI’ built Tender Services – basically a plug in to Find a Tender with the addition of a few new search filters.
Locarla started collecting client data long before we tackled contract notices. The system we had built lent itself to organising large datasets, and our research team enabled us to go beyond the notices to look for evidence and supporting information. Tenders are easy, award data is not, PA2023 award data – is definitely not, with 17 notice types.
Our clients require intelligence and insight – the tender was the start of the journey – researching the bid is costly and time consuming, and that is what we do best. Our data research team is 25 strong and look at every aspect of the data we add to Locarla. They collect, and clean, thousands of data points daily – working on the largest database of social housing data and information in the world.
The free search has a dedicated page and does not give access to the main system – the results are shown differently. The search is looking through 500K notices dating back to 2011 and can be searched by; trade, project, client or winner. Everyone can see the notice, only clients can open the full details. The search has been live for awhile and can be accessed via www.locarla.com – currently linking to the notice is disabled, this is what we are making live.
Blue links‘ for all and ‘green links‘ are behind login so dependent on your licence.
Welcome, welcome, one and all.

TSM Survey Company Analysis
Our team has compiled, analysed, and databased 350 TSM reports to deliver clear, data‑driven insights. This year’s analysis reveals how leading survey companies compare ‑ from organisation reach to respondent share and stock coverage ‑ capturing shifts in performance and market standing.
Accessing TSM data is a simple process – it is open data. What makes our data set unique is we can attach the repair satisfaction metrics to the contractor doing the work. Assessing how tenants receive a service can indicate the likelihood of the contract being extended. It can also show how a particular contractor is faring across all their contracts for acquisition analysis.
Statistics are drawn from 284 housing organisations that engaged a survey company for TSM data. This view is in ‘Sample to Stock’ ratio (high/low). Clients can view the full table here.

July League Tables
Built Environment Contracts – July 2026 Overview
July 2026 saw a clear recovery in overall contract activity, with total value reaching £1.03bn, up sharply from £400.23m in June. This was the third-highest monthly total of the past year, although activity remained well below the exceptional peaks recorded in January and March.
The increase was driven primarily by Responsive Repairs (£551.83m) and Planned Works (£247.84m), which together accounted for around 77% of the month’s total value. Fire Safety also recorded a notable surge to £131.20m, reaching its highest level in the period. Overall, July points to a stronger market, but the rise was concentrated in a small number of major awards and trades rather than being evenly spread across the sector.
Top Contractors (Showing 10 of 50 companies)
Responsive Repairs
July delivered £551.83m, a sharp rebound from June’s £12.85m, though still well below January’s £3.94bn peak.
Ian Williams climbed five places to rank 13 (£64.21m won), and Cardo Group climbed one place to rank 4 (£41.67m won), alongside T Gilmartins rising two places to rank 7 (£56.57m won).
Eleven new entrants joined the league this month, including Sovini Property Services, P.K. Murphy Construction, Combined Facilities Management, and Nicor Construction – signalling a wide opening below the top tier.

A strong recovery in activity following June’s low, with high-value awards across a broad set of contractors lifting the market back above £550m.
Responsive Repairs (Showing 10 of 99 companies)
Planned Works
PW delivered £247.84m this month, down slightly from £262.27m in June, but still the third-highest month in the past year.

Synergize entered the league as a new entrant with £19.66m in total contract value, while Ian Williams dropped twelve places to rank 29.

Planned Works (Showing 10 of 225 companies)

Smith and Byford and Advanced Services entered the league as new entrants this month, alongside three others.

Gas Servicing & Central Heating (Showing 10 of 101 companies)
Voids
Voids activity rose sharply in July, reaching £23.17m, more than five times June’s £4.45m and the second-highest monthly value of the past year, behind February’s £88.32m.

Houghton Group entered the league at rank 24, securing £4.09m, while Dodd Group was another new entrant at rank 25 with £3.60m.
Response Building Maintenance Services (Scotland) also entered the league at rank 55, with £0.27m in total contract value.
