A fresh wave of framework procurements, planned maintenance programmes and market engagement exercises is creating significant opportunities across housing repairs, asset management, compliance, refurbishment and consultancy services, with housing providers and councils preparing long-term investment across the UK.

Leading today’s procurement activity, Inner Moray Firth Housing & Property Maintenance Framework – 2026 from The Highland Council represents a £49.6m procurement opportunity for a minimum three-year framework with extension options. The framework covers housing stock and property maintenance through multiple trade lots including general building, electrical, plumbing, roofing, ventilation, painting, grounds works, civils and principal contractor services across the Inner Moray Firth area, providing extensive opportunities for specialist maintenance contractors.

Meanwhile, CURO has launched Cyclical Decoration and Maintenance Repairs, a £33.5m procurement opportunity proposing a 5+5-year contract covering more than 14,000 homes across Bath, Bristol and the wider South West. The programme includes cyclical decoration and maintenance repairs to houses, flats, communal areas and listed buildings, with suppliers invited to shape delivery models, specifications, pricing and social value through preliminary market engagement before formal procurement.

Also entering the market, Aspire Housing Limited has published Repairs & Maintenance Framework, valued at £19.7m, establishing a framework running until an estimated February 2033. The procurement supports responsive repairs, voids, kitchens and bathrooms, glazing, electrical works, groundworks and external maintenance through SME and larger contractor lots, strengthening delivery capacity alongside Aspire’s in-house workforce while encouraging wider supplier participation.

Babergh District Council has issued two housing maintenance procurements. Internal and External Cyclical Decoration Works is a £5.0m contract across five years, jointly procured with Mid Suffolk District Council through separate geographic lots covering planned internal and external decoration programmes. Alongside this, Roofing Replacement Works – Mid Suffolk District Council, valued at £20.0m, establishes another five-year procurement opportunity delivering roofing replacement works across housing stock in both districts, with quality-focused evaluation supporting long-term asset management.

Separately, Waltham Forest London Borough has published Security Services Manned Guarding 2024, valued at £4.1m, covering a contract running until March 2028 with extension options to 2030. The procurement supports manned guarding services through the Crown Commercial Service framework, protecting council facilities and operational assets.

Supporting healthier homes, Partick Housing Association Ltd. has released Damp and Mould Remediation and Associated Works Contract, Partick, worth £300k over an anticipated three-year contract. The procurement covers investigation, remediation and repair of damp and mould, together with associated building works required to restore safe, dry and habitable homes across the housing stock.

Expanding public sector construction opportunities, Kent County Council has launched Modular Buildings & Storage Solutions Y26020, a substantial £500.0m framework covering modular education, healthcare, commercial buildings, accommodation and storage solutions. Available to public sector organisations nationwide, the framework offers flexible procurement routes for both purchased and hired modular facilities.

Further investment in specialist accommodation is underway through Medway Council, which has issued Care Home & Adult Social Care Units Works Contractor, valued at £34.0m. The contract covers the design and construction of a new 80-bed care home alongside 11 adult social care bungalow units, with construction scheduled to commence in January 2027, creating significant opportunities for contractors specialising in healthcare and residential developments.

Strengthening housing compliance, Leicester City Council has published Provision of Asbestos Removal Works, valued at £8.0m. This long-term procurement covers asbestos removal, enabling electrical works and reinstatement of ceilings across housing properties through three geographic lots, supporting statutory compliance and ongoing housing safety programmes.

Completing today’s housing-related opportunities, mhs homes group has opened Tools, Equipment & Services Market Engagement, valued at £1.4m. The market engagement explores modern power tool solutions incorporating vibration monitoring, digital asset tracking, servicing and replacement support to improve workforce safety and operational efficiency ahead of any future procurement.

Finally, Hillingdon London Borough has launched Framework Agreement for Building and Construction Consultancy Services – Multi Lot, valued at £25.0m over a four-year framework. Covering multidisciplinary consultancy, architecture, M&E engineering, building surveying, structural engineering, quantity surveying, sustainability, CDM and Building Safety Act principal designer services, the framework supports construction and housing projects across public sector organisations nationwide.
