Strong investment in housing repairs, retrofit, decarbonisation, planned maintenance and specialist compliance services dominated today’s UK social housing contract awards, with councils and housing associations progressing frameworks, estate improvement programmes, energy efficiency upgrades and asset management projects across their housing stock.

Setting the pace for today’s awards, Bathing Adaptations Rotational Framework 2026 was awarded by North Somerset District Council with a total framework value of £4.9m over four years. The rotational framework appoints multiple contractors to deliver bathing adaptations supporting the Disabled Facilities Grant programme. The procurement covers level access showers and other major home adaptations, with suppliers allocated work through a rotational framework model. 

Continuing investment in responsive housing services, Building Fabric Reactive Response Repairs – CWC25029 has been awarded by Wolverhampton City Council to William Gough for £3.8m. The contract supports the council’s housing programme through building fabric reactive response repairs, providing ongoing maintenance services across housing assets under a single-contractor arrangement to maintain property condition and service delivery.

Delivering planned investment, Killynure Green – PRN25043 (PF23-044) has been awarded by Choice to Michael Donaghy (P & D) with a contract value of £949k. The works cover 62 dwellings at Killynure Green, Carryduff, including replacement timber windows and external doors, render renewal, cleaning, redecoration and glazed roof replacements to resolve water ingress and condensation while improving the long-term condition of the housing stock.

Expanding its decarbonisation programme, Folkestone & Hythe District Council has awarded three contracts. Communal Heating & Hot Water Upgrades at Mittell Court – Lot 6 (Call-off) was awarded to Stonegrove for £409k, while Communal Heating & Hot Water Upgrades at Glenlee – Lot 6 (Call-off) was also awarded to Stonegrove for £280k, both delivering communal heating plant replacements through the Fusion21 framework. Separately, Installation of Solar PV on Social Housing 2026-28 (Call-off) was awarded to Ian Williams for £2.2m over 2026-2028, installing roof-mounted solar PV systems across HRA homes through the South East Consortium Decarbonisation Works DPS.

Strengthening specialist building services, River Clyde Homes has completed two procurements. Fan Repair, Service & Replacement – RCH668 was awarded to MS All Trades for £600k, covering servicing, repairs and replacement of MVHR units, PIV systems and ventilation fans with planned compliance maintenance. Alongside this, Lift Maintenance Services was awarded to Jackson Lift Services for £260k, delivering comprehensive maintenance, repairs, emergency call-outs and planned preventative maintenance across approximately 55 passenger lifts within high and low-rise residential buildings.

Supporting operational infrastructure, Replacement of Chillers has been awarded by Moat to Galliford Try Facilities Management for £338k. The contract covers removal and installation of replacement chiller units and pumps at the housing association’s head office, improving mechanical plant reliability and operational resilience.

Maintaining external environments, Grounds Maintenance has been awarded by Beyond Housing Ltd with a total contract value of £11.9m. The multi-provider contract delivers routine grass cutting, hedge and shrub maintenance, invasive weed control, wetland management, communal landscape maintenance and specialist grounds services across residential estates within the landlord’s housing portfolio.

Advancing new affordable housing delivery, Bellsmyre Ph2 VEAT Notice has been awarded by Caledonia Housing Association Ltd to CCG (Scotland) for £8.1m. The contract covers construction of 33 new homes for social rent, supporting continued investment in affordable housing provision through a significant residential development programme.

Driving major estate improvements, Shanklin Estate Remedial Works has been awarded by Sutton London Borough to APC Building Services (London) for £4.3m. The remedial works programme across 23 residential blocks includes concrete repairs, drainage improvements, waterproofing, cyclical decorations, fire safety-related upgrades, mechanical extract fan installations, window and door overhauls, damp and mould remediation, and associated compliance works to improve estate condition.

Supporting education estate improvements, Roof Replacement and Toilet Upgrade. has been awarded by Perth and Kinross Council to Galliford Try Construction t/a Morrison Construction North East for £507k. The contract delivers roof replacement alongside toilet refurbishment works as part of planned building maintenance investment.

Enhancing digital housing services, Technology Enabled Lives TEL L1 DA Aug26 (Call-off) has been awarded by Hyde Group to Zap Carbon for £1.3m over five years. Procured through the Northern Housing Consortium framework, the contract provides Technology Enabled Lives solutions supporting residents through connected housing technology and digital service delivery.

Concluding today’s awards, Retrofit Consultant Services Contract for Energy Efficient Retrofit Works – NCC1521 (Call-off) has been awarded by Northumberland County Council to Mantis Energy and Osmosis ACD for £1.5m. Supporting the Warm Homes: Social Housing Fund and Warm Homes: Local Grant programmes, the consultancy framework provides retrofit assessment, technical advice and energy efficiency expertise to accelerate housing decarbonisation, improve EPC performance and reduce fuel poverty across domestic housing stock.
