Strong investment in planned maintenance, responsive repairs, refurbishment, roofing, asset management systems and housing improvement projects is driving today’s procurement activity, creating fresh opportunities for contractors, specialist suppliers and framework partners across the UK social housing sector.

Home Group has launched the Provision of Planned Works procurement opportunity valued at £14.5m, seeking an experienced contractor to deliver its planned maintenance programme across the Yorkshire region through an interfaced solution. The contract will commence on 1 April 2027 with a five years term, covering planned works across housing stock, with TUPE expected to apply, making this a significant long-term maintenance contract for the region.

Taking a responsive maintenance approach, Newlon Housing Trust has issued the Homes and Community Property Maintenance contract valued at £5.2m. The procurement covers responsive repairs across designated housing properties under a structured evaluation process, with the contract including a presentation stage for the highest-scoring bidders. The opportunity is aimed at contractors capable of delivering efficient repairs and maintenance services across residential housing stock.

Focusing on building fabric improvements, Swansea City and County has released the Contract for the Replacement of Windows & Doors at Llwyn Helyg and Llwyn Derw, Garden City worth £170k. The procurement covers replacement windows and doors at the Fforest-Fach properties under Phase 2, with award criteria weighted 80% price and 20% quality, offering a specialist refurbishment opportunity within the council’s housing estate.

Delivering multiple building improvement projects, Riverside has issued three separate procurement opportunities. The Underground Carpark Drainage Works at Samuda Estate – Phase 1 will deliver drainage remedial works beneath the estate’s underground car park. Somerford House Flat Roof, Pitched Roof and Annexe Roof Works 2026 covers full flat roof replacement alongside localised pitched roof repairs at Somerford House, Liverpool, with award based on 70% price and 30% quality. Riverside has also launched Kelson House Roofing Works, providing specialist roofing works under environmental restrictions, with construction scheduled between September and March. 

Supporting residential regeneration, North Devon District Council has published the Ilfracombe Healthy Homes Refit (Post Office) – NDC0108-26 contract valued at £1.3m. The 12-month contract will reconfigure and refurbish the former Royal Mail Post Office in Ilfracombe, converting upper-floor bedsits into improved multi-room flats while upgrading residential accommodation. The procurement opportunity places emphasis on quality, weighted 65%, alongside wider housing improvement objectives.

Addressing essential building repairs, Aberdeenshire Council has issued 2 Rosehall Cottages – Roof and Chimney Refurbishment – 18830. The procurement covers replacement roof coverings and reconstruction of defective chimneys to improve building integrity and long-term asset performance, with evaluation combining extensive quality criteria alongside an 80% price weighting, making it a specialist remedial works opportunity.

Strengthening digital property management, Cheshire West and Chester Council has launched the Property Information Management System procurement valued at £250k. The opportunity seeks a modern integrated property information and management system to support strategic asset management, compliance and property data management across the council’s estate, with bids assessed on 75% quality and 25% price.
